Privacy Policy

1. Information we collect

• Account information: name, email address, profile details, company details, profile image, and authentication identifiers.
• Deal and portfolio information: property addresses, photos, documents, financial assumptions, analyses, offers, negotiations, ownership records, ledger entries, and portfolio snapshots you choose to enter.
• Billing information: subscription status and Stripe customer or subscription identifiers. Payment-card details are collected and processed by Stripe, not stored by PropLurk.
• Usage and technical information: IP address, browser and device information, application routes, timestamps, security events, and diagnostic error details.
• Communications: messages and support requests you send to us.

2. How we use information

We use information to provide and secure the service, authenticate users, calculate investment scenarios, save and export records, generate maps and reports, process subscriptions, provide support, monitor reliability, prevent abuse, and improve PropLurk. We do not use your property assumptions as a promise of investment performance.

3. Service providers and disclosures

We disclose information only as needed to operate PropLurk, comply with law, protect users, or complete a business transaction. Current service categories include:

• Auth0 for authentication and account identity;
• Render and related infrastructure providers for application and database hosting;
• Amazon Web Services for user-uploaded files;
• Stripe for payment processing and subscription management;
• Geoapify and OpenStreetMap-related services for address verification and maps; and
• email-delivery providers when you enable portfolio briefs.

We do not sell personal information. We do not share personal information for cross-context behavioral advertising.

4. Browser storage and authentication

PropLurk uses browser storage and similar technologies to maintain your authenticated session, preserve unsaved analysis drafts, remember interface preferences, protect sign-in transactions, and assign a random first-party visitor identifier for aggregate page-traffic measurement. Traffic records may include a site-relative route, referrer host, campaign tags, browser information, and timestamp, but not deal inputs or form contents. Blocking this storage may prevent parts of the application from working or make aggregate visitor counts less accurate.

5. Retention and deletion

We keep account and investment-workspace data while your account is active and only as long as reasonably needed for the purposes described here. Settings provides separate controls to clear workspace data while keeping your profile, delete the PropLurk profile while keeping the external login identity, or leave PropLurk in one step by deleting both. These controls remove the selected profile, analyses, offers, owned-property records, reporting preferences, and user-uploaded files from active PropLurk systems.

Deletion may not immediately remove limited records that another provider must retain, records required for fraud prevention, tax, payment, dispute, or legal obligations, or data held temporarily in infrastructure recovery copies. Auth0 and Stripe may retain records under their own policies. We isolate retained records from normal product use and delete them when the applicable purpose ends.

6. Your choices and rights

You can update profile information, disable portfolio emails, export certain portfolio data, and delete your PropLurk account from Settings. Depending on where you live, you may also have rights to access, correct, delete, restrict, object to, or receive a portable copy of personal information. Email hello@proplurk.com to make a request we cannot complete in the application. We may verify your identity before acting.

7. Security

We use access controls, encrypted network connections, scoped authentication, rate limiting, and monitoring intended to protect information. No online service can guarantee absolute security. Protect your login session and notify us promptly if you suspect unauthorized access.

8. Children and international use

PropLurk is intended for adults and is not directed to children under 18. If you use PropLurk outside the United States, your information may be processed in the United States and other countries where our providers operate.

9. Changes and contact

We may update this policy as the product or legal requirements change. We will post the new effective date and provide additional notice when a material change requires it. Questions can be sent to hello@proplurk.com.
