Plain-language service terms

Terms of Service

Effective July 19, 2026. PropLurk is currently operated by Logan Talkington ("PropLurk," "we," or "us"). By creating an account or using PropLurk, you agree to these Terms.

1. The service

PropLurk provides software for real-estate deal analysis, acquisition pipelines, offer tracking, document and image storage, reporting, and owned-property monitoring. Features may evolve as we improve the service.

2. Eligibility and accounts

You must be at least 18 and able to enter a binding agreement. Provide accurate account information, keep your authentication method secure, and promptly notify us of suspected unauthorized access. You are responsible for activity performed through your account.

3. Not financial, legal, tax, lending, or investment advice

PropLurk provides calculations and organizational tools based on information you enter. Results are estimates, may contain errors, and cannot predict rents, costs, financing, property condition, market changes, seller behavior, or investment performance. A high deal grade is a screening signal, not a guarantee that a property is a good deal or will produce a positive outcome. Property condition, financing, insurance, taxes, legal restrictions, management execution, and other circumstances can materially change results. Verify inputs independently and consult qualified professionals before purchasing, financing, selling, or managing property.

4. Free use, subscriptions, and cancellation

Free accounts currently receive three completed analyses per month. PropLurk Pro is currently offered at $19 per month unless checkout displays a different price or promotion before purchase. Subscriptions renew automatically until canceled and are processed by Stripe.

You may cancel through billing settings. Cancellation stops future renewals and paid access continues through the end of the current paid period. Except where required by law or expressly stated during checkout, fees already paid are non-refundable. We will provide notice before materially changing a recurring subscription price.

5. Your content and data

You retain ownership of information and files you submit. You grant PropLurk a limited license to host, process, reproduce, and display that content solely to operate, secure, and improve the service. You represent that you have the right to upload and process the content you submit.

6. Acceptable use

You may not use PropLurk to violate law or another person's rights; upload malware or unlawful content; probe or bypass security or usage limits; scrape or overload the service; impersonate another person; resell access without permission; or use outputs to make unlawful discriminatory housing, lending, or employment decisions.

PropLurk does not label a neighborhood or its residents as “good,” “bad,” or otherwise desirable. If crime information is introduced, it will be attributed to an identified official government source and presented as factual records rather than as a neighborhood or investment recommendation.

7. Third-party services

PropLurk relies on providers such as Auth0, AWS, Render, Stripe, Geoapify, and OpenStreetMap contributors. Their services may be governed by separate terms and may occasionally be unavailable. PropLurk is not responsible for third-party products outside our reasonable control.

8. Availability, changes, and termination

We work to keep PropLurk available but do not promise uninterrupted operation. We may modify, suspend, or discontinue features and may suspend accounts that create security, legal, payment, or abuse risks. You may stop using PropLurk and delete your account at any time.

9. Disclaimers

To the fullest extent permitted by law, PropLurk is provided “as is” and “as available,” without warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy, or investment outcome. Some jurisdictions do not allow certain warranty exclusions, so part of this section may not apply to you.

10. Limitation of liability

To the fullest extent permitted by law, PropLurk will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, lost profits, lost data, lost opportunities, or real-estate losses arising from the service. PropLurk's total liability for a claim will not exceed the greater of $100 or the amount you paid PropLurk during the 12 months before the event giving rise to the claim. Applicable law may provide rights that cannot be limited.

11. Governing law and changes

These Terms are governed by the laws of the State of Illinois, without regard to conflict-of-law rules. We may update these Terms and will post a new effective date. If a material change requires consent, we will request it. Continued use after an otherwise effective update means you accept the revised Terms.
